- Developing and implementing facility management policies and procedures that ensure the effective operation of all physical assets
- Managing budgets – including approval of maintenance expenses and capital expenditure projects
- Ensuring compliance with health, safety and environmental regulations
- Directing and being directly involved in facility upgrades or modifications, including the selection of management contractors and negotiations with vendors
- Leading, recruiting and training of facility management team members who are supporting facility or realist estate related projects
- Conducting regular inspections and evaluation of needs for repairs and renovations, roof, structures, additions, space configuration, internal building projects, global location projects
- Overseeing the management of facility related emergencies, which may require off-hour attention
Real Estate Management
- Commercial and (Resident as needed) property operations and responsible for maintaining and ensuring curb appeal and value is sustained
- Ensure that all Real Estate exterior grounds are maintained and in great shape throughout the year
- Inventory property assets, and detailing status of all owned, rented etc. realist estate
- Update the company on a regular basis of the status of real estate activity to ensure all properties are following owner’s expectations
- Property Management - Responsible for hiring and managing real estate-related vendors to ensure janitorial, security, landscaping and other services such as purchase of supplies and necessary related equipment are on hand it workable condition.
- Maintaining financial related aspects of real estate management, purchasing supplies, vendor payment approval, project estimations and agreements, emergency related and reoccurring expense management
Facility Projects
- Responsible for all facility and real estate project activities, examples not limited to, renovations, additions, new structures, repairs, replacement projects
- Provide General Management of each project and utilize internal in-house expertise as well as farmed out contractors to perform the desired work
- Utilize Maintenix system to track and document project activity.
International Facility and Real Estate Management
- Collaborate with all general managers from international locations who are planning and in need of facility or real estate changes
- Track and document facility and real estate projects which are ongoing and provide general oversight of the work in progress
- Ensure the acquisition of new properties to meet internal business needs (buying or leasing) right sizing for operational needs
- This is an all-encompassing requirement to ensure safety, security and compliance is managed proactively.
- Examples: safety within the performance of construction related projects, ensuring security of our facilities and for our employees and proactively managing compliance related active for construction and real estate initiatives, not limited to environmental, local state and/or federal compliance.
